The Workforce Behind Montgomery County's Home Values Just Got a National Ranking

Montgomery County didn't earn its real estate market by accident. The numbers that move homes here — the salaries, the dual-income households, the buyers who can absorb a $1.2 million offer without blinking — come largely from one industry. And that industry just received a formal, national confirmation of its standing.


The Capital Region, anchored by Montgomery County, was ranked third among all U.S. biopharma clusters by Genetic Engineering & Biotechnology News, one of the leading publications in the life sciences sector. The ranking, published this month, placed the region behind only Boston/Cambridge and the San Francisco Bay Area — the two most expensive real estate markets in the country.


That context matters.


What the Ranking Actually Measures


The GEN Top 10 U.S. Biopharma Clusters report evaluates regions on research output, patent activity, workforce concentration, and the density of major pharmaceutical and biotech companies operating within the area. Montgomery County serves as the ecosystem's geographic center, home to more than 350 life sciences companies and a workforce of approximately 22,000 employees in the sector.


The companies aren't small. AstraZeneca maintains its U.S. headquarters in Gaithersburg and opened a $300 million cell therapy manufacturing facility in Rockville last year — then announced a $2 billion investment in expanded Maryland operations, including a new clinical manufacturing facility in the county. Novavax operates here. United Therapeutics operates here. Samsung Biologics recently acquired the former Human Genome Sciences facility in Rockville, marking the South Korean company's first U.S. manufacturing site.


The county is also home to one of the highest concentrations of PhD holders in the country, and sits minutes from NIH, FDA, and the National Institute of Standards and Technology — an infrastructure combination that no other suburb in the region can replicate.


Why This Is a Real Estate Story


Every major life sciences hire that comes to Montgomery County is a potential buyer. These are professionals with advanced degrees, above-median compensation, and a mandate to be close to their employers — most of which are concentrated along the I-270 corridor, in Rockville, Gaithersburg, and North Bethesda. The zip codes they land in when they buy are the same zip codes where the JBG team works every day: Potomac, Bethesda, Rockville, Chevy Chase.


When a region ranks third in the country in biopharma activity, it is signaling something durable about its economic base. Not a single employer, not a government contract, not a trend. A structural, sustained workforce that needs housing — and is capable of paying for it.


Boston and San Francisco are the two markets above MoCo on this list. Both have median home prices that have far outpaced the national average for decades. The connection between a strong life sciences cluster and sustained real estate demand is not a theory. It's a pattern that has played out in those markets over a generation.

MoCo is number three.


What Spring 2026 Looks Like


Inventory in the Bethesda-Potomac-Rockville corridor remains compressed. Buyers are active. The life sciences workforce continues to expand — AstraZeneca's new Gaithersburg facility alone is projected to generate 100 additional jobs, added to a sector that already employs 22,000 in the county. Each hire is a household that needs to live somewhere.
