Tips to Maximize Your Home's Value for Sale.

The path to sell a home can be a tough one, we are here to help. Check out these six tips on improving the value of your home.




1 - Get an opinion

Spend an hour with a pro. Invite an expert to check your home. That can be a Realtor friend, an interior designer or if you are in the area feel free to call us and we will be glad to help. In less than an hour a pro can give you suggestions that you might never think of. Even small suggested improvements, such as paint colors or furniture placement, can go a long way toward improving the look and feel of your home.


2- Declutter and Clean

Leaving personal items such as photos, family heirlooms and things of the sort will hurt the price of your home. Prospective buyers want to picture themselves living there and a house filled with family photos and clutter makes it harder for them to do that.

Research shows that every bin you fill up with your knick-knacks and store out of sight is worth between $500 and $1,000 of added sale price.

Remember that stuff you don’t wish to take with you could also be worth something. Yard sales or facebook Market could help you declutter.


3- Fix what’s broken and paint paint paint

Some inexpensive upgrades can have major returns. New light fixtures and door knobs, drawers, doors, leaky faucets, all these little things will make the home look well cared for and will raise its value.


4- Research what sells in your area before upgrading

Data shows that major renovations, such as kitchen and bathrooms remodels, have very unreliable returns. These major upgrades often run over budget, and might not be what buyers really want. So before taking action on these things make sure you research what buyers usually look for in your area.


5 - Deep deep clean, inside and out

Overgrown or patchy lawns and outsized bushes will cause your home to stand out — in a bad way. The good news is that taming your jungle is an easy fix. For a few hundred dollars, hire a lawn service company to trim your lawn and shape your hedges. Your curb appeal will go from messy to maintained without blowing your budget.

The old adage that you only get one shot at a first impression is true. So, make the interior of your home shine from the moment someone walks through the door. For a few hundred dollars, hire a cleaning service for a thorough top-to-bottom scrubbing. Even if you clean your home regularly, there are nooks and crannies that you may miss or overlook. Let a cleaning service do the dirty work to really make your home sparkle.


6 - Hire a Pro

Selling and marketing your home is not as straightforward as it might seem. You can certainly go with a discount brokerage, or even try to fully DIY the process in an effort to save money on realtor commissions, but this doesn’t necessarily result in getting the best price for your home. You may not have the right skills to handle the negotiations, weed out unqualified buyers and deal with the legal matters involved with the transaction, and some buyer realtors just won’t show for-sale-by-owner properties.
